The mandate for this new office and warehouse facility was to maximize the incorporation of sustainable design features throughout the site planning, design and construction of the building.  The objective was to create an energy efficient building with a low embodied energy content that would take into consideration its semi-rural context and existing site features.  Simplicity was established as the overriding design principle and key design guideline in the creation of cost-effective building solutions.  Environmental design features include on site rooftop storm water storage in 'silos', a wind turbine, intensive daylighting, protective landscaping, planting and a sod roof over the warehouse portion of the building.
